Updated for October 2026
Homeowners across Idaho are constantly trying to determine what their house could realistically sell for in today’s real estate market.
You may be thinking about selling your home, wondering how much equity you have, considering a move, or simply curious about what your property is worth in 2026.
Online home value estimates can give you a starting point, but your home’s actual market value depends on much more than an automated number.
Your location, neighborhood, lot, square footage, condition, upgrades, views, recent comparable sales and current competition all play an important role.
If you own a home in Coeur d’Alene, Hayden, Hayden Lake, Post Falls, Rathdrum, Dalton Gardens, Athol or another North Idaho community, I’d be happy to provide a property-specific home valuation.

What Is My Idaho Home Worth?
There isn’t one number that determines what every Idaho home is worth.
Two homes with the same number of bedrooms and similar square footage can have significantly different values depending on their location and condition.
For example, a home in Coeur d’Alene may have a very different value than a similar-sized home in another Idaho community. A home with a large lot, shop, RV parking, mountain views, lake access or extensive remodeling may also compete differently than a property without those features.
When determining what your home could realistically sell for, I look at:
- Recent comparable home sales
- Current competing listings
- Neighborhood and location
- Lot size and property characteristics
- Square footage
- Bedrooms and bathrooms
- Age and condition of the home
- Remodeling and upgrades
- Garage and shop space
- RV parking
- Views and privacy
- New construction competition
- Current buyer demand
- Days on market
- Recent price reductions
The goal isn’t simply to put a number on your house.
The goal is to determine where your property fits in the current Idaho and North Idaho real estate market.
Why Online Home Value Estimates Can Be Wrong
Websites such as Zillow and Redfin can be helpful when researching the real estate market.
However, an automated estimate doesn’t physically evaluate your property or understand every factor that can affect its marketability.
An online estimate may not know that your home has a premium lot, exceptional views, a high-quality remodel, a finished shop, unusual privacy or a location that buyers specifically seek.
It also may not account for the homes currently competing against your property.
That’s why I recommend using online estimates as a starting point — not the final answer.
A professional Idaho home valuation should be based on your specific property and the current market.
What Could My Idaho Home Sell For?
One of the most important distinctions for homeowners is the difference between an estimated value and a realistic selling price.
Your home may have an automated estimate of a certain amount, but that doesn’t necessarily mean a buyer will pay that price.
The question I want to answer for homeowners is:
What could this specific home realistically sell for in today’s market?
That requires looking at the property itself, recent sales, current competition and what buyers are responding to right now.
If you’re considering selling in October 2026 or sometime in the future, getting an updated valuation can help you understand your options before making a major financial decision.

Idaho Home Values Can Vary Dramatically by Location
Idaho is a large and diverse real estate market.
Home values can vary substantially between communities, neighborhoods and even individual streets.
Here in North Idaho, homeowners may be comparing properties in:
Coeur d’Alene
Hayden
Hayden Lake
Post Falls
Rathdrum
Dalton Gardens
Athol
Spirit Lake
Harrison
and surrounding North Idaho communities.
A citywide average doesn’t tell you exactly what your home is worth.
Your neighborhood matters.
Your lot matters.
Your condition matters.
And your location matters.
That’s why a local Idaho Realtor and property-specific market analysis can be much more useful than simply searching for an average home value online.
Should I Get My Home Valued Before Selling?
Absolutely.
You don’t have to be ready to put your house on the market tomorrow.
Knowing your approximate market value can help you determine:
- How much equity you may have
- Whether selling makes financial sense
- What you could potentially afford next
- Whether remodeling is worth the investment
- What your potential selling proceeds could be
- Whether now is the right time to sell
- How your home compares with recent sales
Maybe you’re thinking about selling next month.
Maybe you’re thinking about selling next year.
Or maybe you’re just curious.
That’s okay.
Understanding your home’s current value is the first step.

Frequently Asked Questions
How do I find out what my home is worth in Idaho?
The best starting point is a property-specific market analysis that considers recent comparable sales, current competition, location, condition, improvements and current buyer demand.
Is Zillow accurate for Idaho home values?
Zillow and other online valuation tools can be useful starting points, but an automated estimate should not be considered a definitive market value or appraisal. Individual property characteristics can significantly affect what a home could sell for.
How often should I get my home value updated?
If you’re considering selling, it’s a good idea to get an updated valuation because market conditions, comparable sales and competing listings change over time.
Does location affect Idaho home values?
Yes. Location is one of the most important factors affecting real estate value. Neighborhood, proximity to amenities, views, lot characteristics and local buyer demand can all influence a property’s value.
