If you’re asking yourself, “What is my home worth?”, you’re not alone.
Homeowners throughout Coeur d’Alene, Hayden, Hayden Lake, Post Falls, Rathdrum, Dalton Gardens, Athol and surrounding North Idaho communities are constantly trying to determine what their property could realistically sell for in today’s market.
And there is a big difference between an online home value estimate and an accurate Coeur d’Alene home valuation.
An automated estimate can give you a starting point.
But if you’re considering selling, refinancing, buying another property, moving out of North Idaho, or simply want to understand your equity, what you really need is a valuation based on your specific property, your neighborhood, recent comparable sales, current competition and today’s buyers.
I’m Justin Keogh, a North Idaho Realtor based in Coeur d’Alene, Idaho. I’ve spent more than two decades working with buyers and sellers throughout the area, have closed more than 230 real estate transactions, and earned the 100% Club Award for 13 consecutive years from 2013 through 2025.
Today, I help homeowners throughout Coeur d’Alene and North Idaho make informed decisions about when and how to sell.

What Is My Coeur d’Alene Home Worth?
There isn’t one number that automatically determines the value of a home.
Two houses that look similar online can have dramatically different values.
For example, a home near Downtown Coeur d’Alene, a property near the Spokane River, a home in Hayden Lake, or a property with a desirable lake view may attract a very different buyer than a similar-sized house farther away.
That’s why a professional home valuation needs to look beyond square footage.
When I evaluate a North Idaho property, I look at factors such as:
- Recent comparable home sales
- Current competing listings
- Location and neighborhood
- Lot size
- Square footage
- Number of bedrooms and bathrooms
- Age and condition of the home
- Recent remodeling and improvements
- Kitchen and bathroom updates
- Garage and parking
- Views and waterfront characteristics
- Landscaping and outdoor living areas
- New construction competition
- Market activity in the immediate area
- Current buyer demand
- How long competing homes have been on the market
- Price reductions on competing properties
- The likely buyer profile for the property
The objective isn’t simply to tell you a number.
The objective is to determine where your home is most likely to compete successfully in the current market.

What Is Happening with Coeur d’Alene Home Values in 2026?
The Coeur d’Alene market continues to show why homeowners should be careful about relying on one citywide number.
Current market sources show that Coeur d’Alene remains a relatively high-value North Idaho market, with different data providers reporting median or typical values in roughly the $600,000 range.
Zillow’s July/August 2026 data puts the typical Coeur d’Alene home value around $604,000–$607,000 and shows home values up approximately 3% year over year.
Redfin’s August 2026 data reports a median Coeur d’Alene sale price of approximately $599,000, with prices up about 4.6% year over year.
The Coeur d’Alene Regional REALTORS® market data for Kootenai County also shows the median home price increasing approximately 4% year over year.
Those numbers are useful for understanding the overall market.
But they do not tell you what your house is worth.
And that’s an important distinction.
A $600,000 median doesn’t mean every Coeur d’Alene house is worth $600,000.
A home in Downtown Coeur d’Alene isn’t valued the same way as a home in Post Falls.
A Hayden Lake property isn’t evaluated the same way as a typical subdivision home.
A remodeled home isn’t equivalent to a home that needs $100,000 in updates.
A property with a premium view, large lot, shop, acreage or waterfront access can have an entirely different buyer pool.
Your home’s value is specific to your property.
Why Online Home Value Estimates Can Be Wrong
Websites like Zillow, Redfin and other real estate websites can be useful research tools.
I use online data myself.
But homeowners should understand the limitations.
An automated valuation model generally doesn’t understand everything a local Realtor can see when evaluating a property.
For example, an algorithm may not fully understand:
- Why one street is more desirable than another
- The impact of a particular view
- The difference between neighborhoods
- The quality of a remodel
- Whether an addition was professionally completed
- The condition of the roof
- Landscaping
- Privacy
- Traffic noise
- A property’s actual presentation
- Buyer perception
- How competing listings are positioned
- Why one comparable sold quickly while another sat on the market
This is where local real estate experience matters.
A computer can estimate.
A good listing agent needs to interpret the market.
The Biggest Mistake Coeur d’Alene Sellers Make
One of the most expensive mistakes I see sellers make is choosing a listing price based on what they want their home to be worth instead of what the current market is likely to support.
I completely understand why that happens.
You’ve invested money into your home.
You’ve made memories there.
You may have remodeled the kitchen, added landscaping, replaced the roof or made other improvements.
And you naturally want to get the highest possible price.
My job isn’t to tell you what you want to hear.
My job is to give you an honest opinion about what I believe the market will support.
Sometimes that means recommending a higher price.
Sometimes it means recommending a lower price.
And sometimes the best strategy is to make improvements before listing rather than putting the home on the market immediately.
That’s where a good seller consultation can make a significant difference.

Pricing Your Home Correctly Is a Strategy
Selling a home isn’t simply:
Put it on MLS → wait for an offer → close.
The pricing strategy can affect everything that happens afterward.
If a home is priced correctly, it can attract serious buyers, generate showings and create momentum.
If it is priced too high, the property can sit.
Once a home accumulates days on market, buyers may begin asking questions:
“What’s wrong with it?”
“Why hasn’t it sold?”
“Did they already reduce the price?”
“How motivated is the seller?”
Eventually, a seller may end up making price reductions anyway.
That’s why I believe the initial pricing strategy deserves serious attention.
What Buyers Are Looking For in North Idaho
North Idaho isn’t one single real estate market.
A buyer looking for a home in Downtown Coeur d’Alene may have completely different priorities than someone searching for acreage in Rathdrum.
A buyer looking for a lake property may prioritize:
- Water access
- Views
- Dock potential
- Privacy
- Outdoor living
- Location
A buyer looking for a family home may prioritize:
- Schools
- Floor plan
- Bedrooms
- Yard
- Garage
- Neighborhood
- Commute
A buyer relocating from another state may be focused on lifestyle and community.
Understanding who the likely buyer is can help determine how a home should be priced and marketed.
Why Choose Justin Keogh to Sell Your Coeur d’Alene Home?
There are a lot of Realtors in North Idaho.
So why should you interview me?
For me, the answer starts with experience.
I’ve been involved in real estate for more than 20 years.
I’ve closed more than Hundreds of Transactions in the North Idaho area and earned the 100% Club Award for 13 consecutive years.
But numbers alone aren’t what I believe make a good listing agent.
I believe the most important qualities are:
Experience
Real estate transactions have a lot of moving parts.
Inspections.
Appraisals.
Financing.
Negotiations.
Repairs.
Contingencies.
Possession.
Closing.
Experience helps you recognize problems before they become bigger problems.
Negotiation
Getting an offer isn’t the finish line.
The terms of the offer matter.
Price matters.
Inspection terms matter.
Appraisal risk matters.
Closing timelines matter.
Seller concessions matter.
Possession matters.
My goal is not simply to get an offer accepted.
My goal is to help negotiate a transaction that makes sense for my seller and successfully reaches the closing table.
Local North Idaho Knowledge
I live and work in the Coeur d’Alene area and understand the differences between communities throughout North Idaho.
That includes:
Coeur d’Alene
Downtown Coeur d’Alene
Hayden
Hayden Lake
Post Falls
Rathdrum
Dalton Gardens
Athol
Spirit Lake
Harrison
and surrounding North Idaho communities.
North Idaho real estate is highly location-specific.
That’s why local knowledge matters.
Communication
Selling your home can be stressful.
My philosophy is simple:
Listen. Communicate. Negotiate. Follow through.
I want my sellers to understand what is happening, why it is happening and what comes next.
You shouldn’t have to wonder whether your Realtor is working on your transaction.
You should know.
A Consultative Approach
I don’t believe every homeowner should automatically list their property tomorrow.
Sometimes the best decision is to sell.
Sometimes the best decision is to wait.
Sometimes a few improvements can increase the property’s appeal.
Sometimes selling as-is makes more sense.
And sometimes the right answer is simply to understand your home’s current value so you can make a better decision later.
My job is to help you understand your options — not pressure you into a decision.

Should You Get a Home Valuation Before Selling?
Absolutely.
Even if you’re not ready to sell immediately, knowing your home’s approximate market value can help you make better financial decisions.
A home valuation can help you understand:
- How much equity you may have
- Whether moving makes financial sense
- What price range you could potentially buy into next
- Whether remodeling is worth the investment
- Whether you should sell now or wait
- How your neighborhood is performing
- How your property compares with recent sales
- What your potential net proceeds could look like
You don’t need to be ready to list your home to start the conversation.
